If you’re thinking about buying an off the shelf CCTV system from one of DIY superstores, go to the shop with someone, and stand in front of the demonstration monitor. The system will have a demonstration set-up there. Have someone stand about 5 meters away from the demo camera. If you can make out who they are , all is fine, but if you can’t make out who they are from 5 meters away when you’re looking at the demo monitor, how’s it going to work satisfactorily when it’s on your house?
